How commercial is different
Numbers first, emotion second.
- Leases are long. A commercial lease can lock you in for 5–10 years. Every clause matters. I read them line by line.
- Returns are the point. For investment property, I'll show you the real cap rate and cash flow, not a rosy pro-forma.
- Due diligence is heavier. Zoning, environmental, Title V, existing tenancies. I help coordinate the team that checks it all.
